Millbrae's Market Update

Well, it's official.  Millbrae is a Warm Buyer's Market.  Last week the median priced home for sale in Millbrae was $1,095,000.  Prices eased down a little bit but it's not expected that we'll see much lowering of this median price, so it's a good time to buy if you are serious.

So what does this mean?  The average days on the market have dropped a bit, to 53 and one third of all listings have seen price reductions!  There are 43 houses for sale in Millbrae proviging a good selection of homes across the price spectrum for serious buyers.

Millbrae offers top  schools, and is an easy commute to San Francisco and the Silicon Valley.  Add in that it's the end of the BART line and close to SFO and you offer a winning combination.

According to Altos Research, local conditions are currently in the Buyer's Market zone, which is below 30, but not strongly so.  The 90-day Market Action Index stands at 21 so buyers should expect to find reasonable levels of selection in houses to buy.Millbrae_Mkt_Action_10.15.pngThe Median Price chart is to the right, giving you an idea of how the market has jumped around from the highs of last year.  But, if you want to live in Millbrae, the price will continue to be hovering around a million dollars.

The Market Action Index shows whether it's a Seller's Market or a Buyer's Market.  That red line is the key to which side we're in, and Millbrae has dropped into the Buyer's Market, but only recently.

We are finally in a normal market allowing you, if you are a buyer to be able to negotiate a little on price and terms.

There is money out there to lend so if you want to make a move, get yourself Pre-Approved and make an offer on a home that you want to live in.  It's a great time to buy and negotiate.

We are here to help you anyway we can.  If you would like some more detailed information on Millbrae's real estate market give us a call.
