Burlingame Terrace Neighborhood Report

Burlingame Terrace is the area north and south of Broadway, from El Camino Real to California Drive.  These homes are generally small and there are many Craftsman bungalows in the area.  Some of those bungalows still have the original features from the 1920’s and 30’s.  People often settle into the area in a small house and rather then selling it, they often add a second story allowing for doubling of the square footage of the house.  Burlingame Terrace sits about 1 mile south of BART, and provides easy access to 101 making it a great place to live if you commute.

For Sale this week:

$829,000 - on the market 36 days - 2 bedrooms and 1 bath - 810 square feet and 80 years old.  Price reduced from $899,000.

$989,000 - on the market 32 days - 2 bedrooms and 1 bath - 1200 square feet and 85 years old.

$1,099,000 - on the market 19 days - 2 bedrooms and 2 baths plus a separate office in back - 1590 square feet and 85 years old.  Price reduced from $1,719,000.

$1,599,000 - on the market 27 days - 4 bedrooms and 3 1/2 baths - 2400 square feet and new construction.  Price reduced from $1,719,000.

Pending Release this week:

$1,388,000 - on the market 72 days - 4 bedrooms and 3 1/2 baths - 2420 square feet and 4 years old.  Price reduced from $1,688,000.

Pending Sale this week:

$1,345,000 - on the market 11 days - 3 bedrooms and 3 baths - 2275 square feet and 92 years old

There were no sales this week.  There were no withdrawn listings, canceled listings, or expired listings.  A Pending Release sale means there is a contingency in place for the buyer to sell their current residence.  The property continues being shown and if another offer comes in, the first buyer has 72 hours to either release their contingency and move forward with the sale, or release the sale, and allow the new buyer to move forward.  The first buyer does not lose his deposit in this situation.
