Burlingame Easton Edition Neighborhood Report

The Easton Edition sits on the west side of El Camino Real running from Sanchez to Adaline and partially up the hills.  These are beautiful old homes sitting along tree lined streets.  Some of these homes do have views, but they were never built to take advantage of them.  Sitting just to the south on Adeline is Mercy High School, one of the few all girls schools around, and the Kohl mansion, one of the few 19th century mansions left on the Peninsula.  The homes in this area are expensive, but they sit on small lots, generally no larger than 6000 square feet.  This is a wonderful neighborhoodfor families, near to BART, and filled withcommuters. The Easton Edition was the most active area in Burlingame this past week.

For Sale this week:

  • $1,200,000 - on the market 60 days - 3 bedrooms and 2 baths - 2090 square feet and 68 years old.  Price reduced from $1,250,000.
  • $1,499,000 - on the market 137 days - 4 bedrooms and 2 baths - 1882 square feet and 86 years old
  • $1,799,000 - on the market 44 days - 5 bedrooms and 2 baths - 2300 square feet and 79 years old
  • $2,158,000 - on the market 2 days - 3 bedrooms and 2 baths - 3065 square feet and 83 years old
  • $2,225,000 - on the market 39 days - 3 bedrooms and 3 1/2 baths -3960 square feet and 12 years old.  Price reduced from $2,299,000.
  • $$2,295,000 - on the market 25 days - 5 bedrooms and 4+ baths - 2990 square feet and 6 years old.  Price reduced from $2,395,000

Pending Release this week:

  • $1,299,000 - on the market 35 days - 3 bedrooms and 1 bath - 1530 square feet and 85 years old. Price reduced from $1,399,000.

Pending Sale this week:

  • $950,000 - on the market 44 days- 2 bedrooms and 1 bath - 1750 square feet and 76 years old.  This sale is a Conservator court ordered sale and the property is in such bad shape it is considered a tear down.
  • $1,395,000 - on the market 9 days - 3 bedrooms and 1 bath - 1520 square feet and 83 years old
  • $2,298,000 - on the market 34 days - 4 bedrooms and 4+ baths - 2557 square feet and 3 years old.  Price reduced from $2,338,000.

Sold this week:

  • $2,100,000 - on the market 11 days - 4 bedrooms and 3 baths - 3230 square feet and 84 years old.  List price $2,175,000.

Canceled Sales this week:

  • $2,395,000 - on the market 12 days - 5 bedrooms and 4+ baths - 2990 square feet and 6 years old.

There were no withdrawn or expired listings. A Pending Release means the buyer has a contingency to sell their current home and then exercise the sale.  The property continues being shown and should another buyer offer a purchase contract, the first buyer has 72 hours to exercise their sale or release the property for a new buyer.  The first buyer receives their deposit back in full.  This is something we haven’t seen for years and will become more and more common.
